The answer is simple:  Buyers’ Brokers and Agents represent Buyers only!  They don’t solicit or accept listings nor do they work for the seller in any form or fashion.  A Buyer Broker can and will show any property available on the market without being obligated to steer a buyer to specific properties ~ [because they have no listings to favor].

Suppose you’re a buyer.  Would you rather be in a situation where both realtors are working in the seller’s best interests, or would it make sense to you to have one working in YOUR best interest? Buyer Brokers have an obligation to their clients to help them pay the best possible price for their property. 

The National Association of Exclusive Buyers’ Agents, (NAEBA), is the only organization that certifies Exclusive Buyers’ Agents.  Buyer’s Agents swear to uphold and represent them ~ the buyer.  The Listing Agents/Brokers are working for their clients, the seller ~ obligated to get the highest price possible.
